You need to switch edition first, then activate. Open Command Prompt (Admin) and run:

changepk.exe /productkey VK7JG-NPHTM-C97JM-9MPGT-3V66T

(Thatโ€™s Microsoftโ€™s public generic upgrade key โ€” it doesnโ€™t activate, it just swaps Home to Pro.)

Reboot. Now use the retail key above OR MAS to activate.
